Russian Real Estate Demand in Thailand Surges 46.4% as Investment Flows Reach $60.7 Million

From January to June 2026, demand for real estate in Thailand from Russian citizens increased by 46.4%, according to a report published on August 14 by Kommersant citing Sunway Estates data.

The monetary investment volume during this period rose by 84.5% to $60.7 million. Experts attribute the trend to Thailand’s infrastructure expansion, with an additional factor being reduced housing demand among Russians in other countries due to local difficulties that have emerged there.

Phuket Island remains the most popular destination for Russian buyers in Thailand, accounting for 63.2% of all applications in the second quarter. Chonburi province, which includes Pattaya, followed with 21.1% of requests, while Bangkok and Surat Thani Province each represented 7.9% of applications.

The average budget for Russian buyers purchasing foreign real estate in Thailand ranges from $250,000 to $500,000.

On August 14, Russian Foreign Minister Sergei Lavrov stated that fostering relations with Thailand is in Russia’s interest across economic and investment sectors. He noted that Thailand is Russia’s oldest partner in Southeast Asia, with responsible work ongoing on foreign policy cooperation.

Additionally, the Russian Ministry of Transport reported that Moscow and Bangkok are working to launch Thai airline flights to Russia. Currently, four Russian airlines operate 102 weekly flights to Thailand across 20 routes.
